New Residential Opportunities
Northeast Coquitlam
Perhaps one of the most talked-about residential opportunities in the City is Northeast Coquitlam. As the largest undeveloped area in the region, the Northeast Coquitlam Area Plan incorporates the potential for more than 7,500 units in a complete and sustainable community. The focus of this new community is a mixed-use village that will incorporate a diverse mix of housing and a walkable environment that is convenient to all residents.
As part of this development, there are opportunities for public-private partnerships and the City is exploring those options at this time. Two neighbourhood plans within Northeast Coquitlam are currently being prepared: Lower Hyde Creek Village and Upper Hyde Creek Village. Industrial/ Commercial Opportunities
In the area of Industrial/Commercial Opportunities, Coquitlam has Mayfair Industrial Park, Pacific Reach Business Park and other available industrial lands. Mayfair is noted for its regional distribution capabilities, and Coca Cola Bottling Company is just one example of major corporations capitalizing on that capability.
There is also a tremendous amount of untapped potential in the Pacific Reach area – and it is anticipated that it will be a hotspot for growth over the next few years.
Lougheed Highway area is another excellent growth zone. IKEA is acting as a magnet for this area, attracting significant new investment. Its close proximity to the freeway is another major asset for this area.

Complete communities where people can live, work and play close to home provide tremendous development potential.
Town Centre
With more than 28,000 residents and 9-10 million people visiting the area each year, Coquitlam's Town Centre is poised for growth. The area is targeted for high density residential, commercial, retail and office space. The Town Centre's enormous potential as a truly livable complete urban community will continue to be reached through several private and public sector development proposals and initiatives that are planned for the area.
Lougheed Neighbourhood
The City has identified a Transit Village to be developed on the Coquitlam side of North Road across from the new Lougheed SkyTrain Station opening later this year. Included in this is development is an Urban Quarter like Yaletown with mixed uses including purpose-built, live/work space.
Combined, this Transit Village and Urban Quarter will be providing residential units with 1,900 apartments, townhouses and live/work space. As well, there will be 40 – 50,000 square metres of retail commercial floor area and 35 – 40,000 square metres of office commercial floor area.
Burquitlam Neighbourhood
Another important development area is in the Burquitlam Neighbourhood. The City is planning to revitalize the Burquitlam Plaza area by creating a Transit Village with higher density and a mix of commercial and residential development. The Burquitlam plan is transit-oriented, which means it incorporates bus and rapid transit connections. It also involves a redeveloped commercial plaza with retail commercial, office and high density residential spaces. Flanking it will be opportunities for medium density residential development.
The result is that the City is planning for 1,900 apartments and townhouses, 30-35,000 square metres of retail commercial floor area and 20 – 25,000 square metres of office commercial floor area.
