Zoning

When building on your property, you must take into consideration zoning regulations.

What is Zoning?

Zoning regulations are outlined in the City's Zoning Bylaw.  They are a set of rules that specify how a structure may be used or developed on a property.

In the City of Coquitlam, land is classified into different zones. Homeowners are primarily concerned with regulations within the residential zones, while business people are largely affected by the Commercial and Industrial zoning requirements.

What types of zoning information do potential developers or business owners in the City of Coquitlam need to be aware of?

Each of the zones assigned to land in Coquitlam has its own unique zoning details including:

  • Intent
  • Permitted Uses
  • Conditions of Use
  • Lot Size
  • Density
  • Lot Coverage
  • Buildings per Lot
  • Setbacks
  • Location of Uses
  • Height
  • Building Size
  • Off-Street Parking and Loading
  • Other Regulations

The Zones Guide provides general information about the intent of Coquitlam's agricultural, residential, commercial, industrial and institutional zones.

More details can be obtained from the Zoning Bylaw, which is also available at the Development Planning counter at City Hall.

Zoning Bylaw Amendments

If your development plans deviate from zoning regulations outlining zoning of a property or allowed use in a zone, you may need to apply for a Zoning Bylaw Amendment.

The Zoning Bylaw Amendment/Official Community Plan Amendment Guide provides information on the rezoning process, as well as general planning information and answers to some frequently asked questions. This guide is available at City Hall.

How can I apply for a Zoning Bylaw amendment?

Requirements for a submission for a Zoning Bylaw Amendment will vary with the type of amendment and what is being proposed.  The Zoning Bylaw/Official Community Plan Amendment Guide provides an overview of hte amendment process.  You should discuss your application and requirements for submission with Development Planning Staff at 604-927-3430 early in the process.  Only complete applications will be accepted.
