Large Homes Review

In 2014-2015, City of Coquitlam staff conducted a review of single-family zone regulations to address concerns about the size of new single-family homes being built in Southwest Coquitlam.

Most of Coquitlam’s single-family homes in Southwest Coquitlam neighbourhoods (e.g. Austin Heights, Burquitlam-Lougheed, Harbour-Chines, Ranch Park and Maillardville) fall under the RS-1 “One-Family Residential” zone. Many homes that are subject to this zoning in older neighbourhoods are relatively modest in size, and are well below the maximum density allowed. In contrast, many new homes are built close to, or meet, the maximum density allowed which includes larger square footage, higher rooflines, smaller setbacks and often also a basement suite.

On September 28, 2015 Coquitlam City Council adopted amendments to building size regulations in five residential zones. The amendments adjusted the maximum permitted perimeter wall height and perimeter wall area to reduce building mass.
