[ARCHIVED] Land-Use Changes Proposed for Partington Creek Neighbourhood

COQUITLAM, B.C., March 14, 2022 – As Coquitlam moves forward with plans around the future Burke Mountain Village, the public is invited to learn more and ask questions about proposed land-use changes.

The City of Coquitlam’s City Lands and Real Estate Division has proposed to amend the Citywide Official Community Plan, as well as to rezone and subdivide a portion of the lands near to the future Burke Mountain Village. This application includes expanded public parks as well as introducing new housing types to the mountain, creating a broader range of housing options for families, young couples, seniors and empty nesters. 

The proposal also increases protected environmental areas on the mountain, establishing a larger Streamside Protection & Enhancement Area and Headwater Zone around Baycrest Creek.

Land Use Changes to Support a Complete Community

In order to bring forward more varied types of housing that will ultimately support the future Burke Mountain Village, the City, in its capacity as the land owner, is proposing the following changes to a portion of the lands around the Village:

  • Changing the land use for a portion of the lands along the north and south edges of Burke Mountain Village from townhousing to medium-density apartments. This would allow the construction of wood-frame apartments.
  • Expanding the public park space in this area from 1.8 acres to 4.6 acres.
  • Expanding the environmental protection of Baycrest Creek, establishing a larger Streamside Protection and Enhancement Area as well as the protection of a unique Headwater Zone.

Attend a Public Information Session

The City is hosting both virtual and in-person information sessions where the public can learn more about the proposed changes, ask questions and provide feedback.

Virtual Information Session

Friday, March 18

12 – 1:30 p.m.

Session will be held via Zoom. Registration is required at www.burkevillage.ca/community-development.

In-person Information Session

Monday, March 21

6 – 8 p.m.

Burke Mountain Discovery Centre (3537 Princeton Ave.)

Those attending will also be able to learn more about other City initiatives on Burke Mountain.

Supporting Walkable Retail and Amenities

The future Burke Mountain Village will be the commercial and social heart of the neighbourhood with more than 120,000 square feet of retail space as well as the Northeast Community Centre, a large public plaza and neighbourhood park. 

Integral to the success of the Village is creating a vibrant and diverse mix of people, especially within walking distance, to support different retailers and amenities throughout the day. Building a complete community around the Village includes creating a broader mix of housing types to support housing options.

Contributing to the Burke Mountain Community

Thoughtful land development is a key part of building a livable community. The City of Coquitlam currently owns a number of land parcels on Burke Mountain, which are managed by the Lands Division of the City’s Finance, Lands and Police department. 

In its capacity as the land owner, through the Lands Division, the City is committed to ensuring that these property assets are developed in a manner that contributes to the community in a positive way. This includes providing voluntary Community Amenity Contributions, which are funds that go toward City amenities and assets such as the Northeast Community Centre, in order to lessen the financial impact of new development on the growing community.
